Maintenence vs Repairs

Turning a blind eye to the on-going maintenance of your commercial unit can ultimately lead to a number of expensive repairs that could have been avoided with a routine maintenance programme.

Landlords tend to assume that tenanted premises will be looked after by the occupants and that vacant premises don’t require maintenance.  Sadly this is seldom the case.

Not only does a poorly maintained property loose value, it also looks shabby and unappealing to a potential purchaser or new tenant.  So whilst the landlord might feel he is saving money and increasing his return in the short-term by avoiding the expense of cleaning and maintenance, the truth is that in the long-term his property is losing value. When the time comes to sell, the property is unlikely to realise a market related price as the purchaser will try and negotiate a bargain deal based on the cost of restoring the premises.

Waiting to attend to maintenance on the expiry of a lease seldom pays off as the time required to restore poorly maintained premises may well lead to rental down time and loss of income.
